The Landmark is a substantial mixed tenure development which sits prominently at its seafront location opposite the De La Warr Pavilion in Bexhill on Sea. Sitting above the ground floor retail areas are 66 residential apartments across six storeys. The building also has two levels of underground car parking accessed via two car lifts.

In 2012, Oakfield were appointed by Joint LPA Receivers of the development for both lettings and block management services. From there we saw completion of the build and the subsequent sale of all 66 apartments. Later, in 2016, the freehold was purchased at auction and our services were retained.


The Landmark Tenants Association (LTA) was formed in June 2017 with the aim of furtherance of the community interest of its members and the maintenance and improvement of the amenities affecting those members.
Over the years, we continue to maintain a very close and positive working relationship with the committee of the LTA who remain actively involved in day-to-day management of the building.
In more recent years, following the tragedy of Grenfell Tower, we discovered the building’s external wall system contained EPS cladding which would require replacing with a non-combustible system. After implementing a waking watch service our first task was to work to remove the financial burden from leaseholders, and with that we successfully made a claim against the Government’s Waking Watch Relief Scheme which paid for a full fire detection system throughout the building, thereby enabling 24/7 waking watch patrols to come to an end.
Fortunately, circumstances were such that we were eligible to claim costs for full remediation under the Government’s Building Safety Fund, and as of December 2024 the project has reached practical completion.

We live in a large block of flats which has been managed by Oakfield since it was constructed 14 years ago. In normal times when there are no unusual issues they have generally managed the block well. However we were caught in the combustible cladding s andal / scam and the team at Oakfield have been phenomenal. Led exceedingly well by Samantha but our principal contact has been Bethany who has proved to be outstanding in every way. Liaising with government and our insurers with skill, confidence and care, a dedicated professional who has earned our respect.
