The Buying Process
Step 1 – Register with us
When you speak to one of our negotiators, they will take the time to explore your preferences and ‘must-haves’ when it comes to your new home. We’ll then set up an alert to send you details of suitable properties before they even come on to the market.
Step 2 – Find out what you can borrow
Checking how much you can borrow and getting a mortgage agreement in principle at this stage will show any vendors that you are serious about purchasing. We work with Independent Financial Advisors (IFAs) who can help you work out all the cost associated with moving home, so you’re ready to make an offer as soon as you find that perfect property.
Step 3 – Attend viewings
We recommend that you do as much research as possible online in preparation for your viewings. We offer video tours of all our properties, so that you can begin your house hunt from the comfort of your own home, enabling you to make a shortlist of properties you’d like to view.
Step 4 – Make an offer
Now you have found your perfect property and are ready to make an offer, we’ll work closely with you and the vendor to negotiate a price and terms you’re both happy with.
Step 5 – Instruct a solicitor and mortgage provider
Buying a property doesn’t need to be stressful. We have an excellent working relationship with our recommended solicitors and, in our experience, using them results in a smoother sale. Our financial advisors are also on hand to work out the best mortgage for you, and they will take care of all the paperwork.
Step 6 – Exchanging contracts and completion day
Once the solicitors are satisfied with all the queries and finances arranged, contracts will be signed and exchanged. At this point, you’ll agree a date for completion, when money will be transferred and you will get to pick up the keys to your new home, ahead of the new chapter in your lives.
