And, naturally, they want it all within budget.
Having a wish list is important. It helps us understand what someone is looking for and what their next home needs to deliver.
But one of the most important conversations we can have with a buyer is about what really matters.
Because the reality is that very few homes are a 10/10.
For most people, buying successfully means finding the home that delivers on the things that matter most and understanding where they are prepared to compromise.
Perhaps the garden is smaller than they imagined, but the location is exactly right.
Maybe the kitchen needs updating, but the house gives them the additional bedroom they’ve been searching for.
Or perhaps moving slightly further away gives them considerably more space for their budget.
Every property — and every market — comes with trade-offs.
Our Job Is to Understand What Matters to You
At Oakfield, we don’t believe our role is simply to send buyers every new property that matches a basic search.

What would you compromise on?
What might you have initially thought was essential but would reconsider for the right home?
Sometimes that also means having an honest conversation about expectations.
If what you’re looking for doesn’t realistically exist within your preferred location and budget, we’d rather tell you.
Then we can help you understand the alternatives.
Could you compromise on location?
Would you consider something that needs some work?
Could a slightly smaller property in exactly the right area work better than a larger property somewhere else?
Those conversations aren’t about persuading someone to buy something they don’t want. They’re about helping buyers make informed decisions.
Sometimes the Best Advice Isn’t What You Expect to Hear
Buying a home is a significant financial and emotional decision, and nobody should ever feel pressured into making it.
Equally, we’ve seen buyers spend months — sometimes much longer — waiting for a property that ticks every single box.
Meanwhile, genuinely good homes come and go.

That’s why we believe there is real value in having an estate agent who is prepared to give you an honest opinion.
Sometimes that might be:
“We don’t think this property is right for you.”
Other times it might be:
“You said the garden was important, but everything else about this home works for you. Is the garden important enough to walk away?”
And sometimes it might simply be:
“You’re unlikely to get everything on your list, so let’s focus on getting the things that matter most.”
