Viking Court, St Leonards on Sea

Viking Court is a newly built residential development situated on Dane Road in St Leonards-on-Sea.

We were proud to have been appointed as the managing agent for Viking Court in October 2024, following a successful tender process. Since then, our team has been dedicated to delivering a high standard of property management, ensuring that both the building and its communal areas are maintained to the quality expected from a modern development of this kind.

The management of Viking Court was originally awarded to Oakfield with another building, due to being owned by the same Freeholder, however it was made clear that the management for the Building would be temporary as the owner was keen to sell on the Freehold. Upon completion of the sale, we were delighted to be reappointed as the Agents and continue managing the Building for the new Freeholder.

 As the Building is a new development, the management style required from Oakfield is to monitor and maintain the quality of the Building, ensuring that this remains in a good standard but also monitoring the changes in the health and safety regulations and more importantly the fire safety regulations which are continuing to evolve. Since taking on management of the Viking Court, the significant item we have had to look into is the installation of the fire alarm and if this is necessary. During the development stages, a fire alarm system was installed, despite this being a purpose built block of flats, which is unusual. Following detailed research of the fire safety legislation, local law enforcement and discussions with trusted and local authorities, it was determined that due to the design of the building a fire alarm system was required, with the alternative being that the building needed to undergo extensive adjustment to the compartmentation. Considering the disruption to the residents and the financial impact of the latter, it was agreed to continue to maintain the fire alarm and ensure this is serviced in line with the British Standards and current fire safety legislation, confidently knowing that this was suitable for the Building.

As we continue to look ahead to the future management of Viking Court, we remain committed to maintaining and enhancing the high standards of the building that residents and stakeholders have come to expect. We are enthusiastic about the opportunity to strengthen our working relationship with the Freeholder, ensuring open communication and a collaborative approach to ongoing maintenance, improvements, and overall building management.
