Sell your property with Oakfield

Thinking about selling your home in East Sussex? Oakfield Estate Agents has helped countless homeowners in Hastings, Bexhill, Eastbourne, Uckfield, Heathfield and Lewes achieve successful sales time and again. Discover why so many sellers choose Oakfield for each move and how we can make your selling journey seamless and profitable

Local knowledge and experience

We’ve been working in our local market since 1996 – i.e. for more than a quarter of a century. And we’ve built up a huge amount of trust during that time, both among the immediate community and from those moving here. We love East Sussex and have a presence across Bexhill, Eastbourne, Hastings, Uckfield, Heathfield and Lewes so provide advice on the area based on personal experience, and an in-depth understanding of the property market here. What’s more, although we advertise nationally, we target a focused audience, attracting buyers looking to move to exactly where your property is. Additionally, our local presence means we’re great at building strong, personal working relationships.

We put YOUR needs first

Before we do anything else, we’ll make sure we’ve understood your individual situation thoroughly, and taken a good look at what you need and want. As we say in our mission statement, it’s the customer who is always at the heart of every sale, not the property. We’ll be with you every step of the way, from initial query through to completion and beyond.

Outstanding Marketing

We know that marketing is what will draw people to your property and encourage them to buy it. So we fully appreciate the importance of getting this spot-on with every seller. That includes writing detailed, clear and enticing property specs and having professional-grade photography. What’s more, our marketing consultants will ask you what first drew you to buying the home in the first place. Finally, we’ll also market your house or flat via a high-quality video tour, giving potential buyers a better feel for what the place is really like than photos alone – not all agents offer this.

Communication is key

Property sales are about people, not bricks and mortar. We like to keep our customers constantly informed about how their sale is going, meaning they never have to chase us for news. We’ll stay hands-on once your sale has been agreed, so that everything progresses as quickly and smoothly as possible. What’s more, we’ll be open and frank about how things are going from the outset, and firmly believe that no update is too small to pass on – after all, no one likes being kept in the dark.

Our selling process

Step 1 – Valuation

Step 1 – Valuation

Taking that first step towards your next move can initially seem a little daunting; however, at Oakfield we’ll give you realistic, genuine advice without any pushy sales tactics. Not only will we provide a likely selling price, but we’ll also discuss with you the best way to market your property, so that we find you the best buyer as quickly as possible.

Step 2 – Preparing and marketing your home

Once you’re ready to sell, it’s a great idea to declutter and spruce up your home. Our experienced team is on hand to offer suggestions for showcasing your property in the best possible light. When it comes to marketing, let us take care of this for you. We’ll come to you to prepare a floorplan, take photographs and can even record a virtual video tour.

Step 2 – Preparing and marketing your home
Step 3 – Viewings

Step 3 – Viewings

We understand that time is precious, so before every single viewing we fully vet potential buyers. We take time to really understand their requirements, and by taking them through the video tour we can make sure your property is a potential match. We also check they’re in a suitable financial position to purchase.

Step 4 – Accepting offers

Once the offers start rolling in, we’ll work closely with you and your potential buyers, not only to negotiate the best possible price for your property, but also to ensure that the buyer you choose is in the strongest position to proceed with the sale. We pride ourselves on a low fall-through rate, since we’re extremely thorough from day one.

Step 4 – Accepting offers
Step 5 – Conveyancing and progressing the sale

Step 5 – Conveyancing and progressing the sale

Selling a property doesn’t need to be stressful. We have an excellent working relationship with our recommended solicitors, and from our experience of using them, their efforts mean a smoother sale. Our team are also hands-on throughout the sales process, and will liaise with all parties to resolve any issues as soon as they crop up to avoid lengthy delays. You can also track your sales progress 24/7 via our online tool.

Step 6 – Exchanging contracts and completion day

Once all questions are answered and both parties are happy, contracts will be signed and exchanged between solicitors. At this point, you will agree a date for completion, and you can get to work packing and booking that removal van. On completion day, the money is transferred and you move out and on to your new chapter.
