Marketing Proposal Meeting
The first step in selling your home is to arrange for one of our experienced Marketing Consultants to carry out a Marketing Proposal Meeting where we can discuss our services, advise you of the current market trends and give you our recommendation on a marketing price.
Budgeting for your move
Once you have ascertained what your home is worth the next step is to speak to a mortgage advisor who can help you plan for your intended move. If you do not require a mortgage we would recommend you think through the moving costs such as legal fees, stamp duty, agents fees and removal costs etc. so you have an idea of how much the move is likely to cost.
Arranging a solicitor
We recommend deciding on a Solicitor before a buyer is found, this way once an offer has been agreed the solicitors can be instructed to get started on the legal work immediately thus avoiding any unnecessary delays.
Getting your home ready for potential buyers
First impressions are vital when selling a property; you need to ensure that your home is presented in the best light to entice potential buyers. Ensure the grass is cut and the garden is tidy, give a fresh coat of paint to any rooms that you think may need it and de-clutter as much as you can.
Marketing your home
Once you are ready we will come and take photographs and marketing details for your property. This information will be compiled and emailed out to our extensive database of buyers looking for their next home as well as added to our website, RightMove and Zoopla.
Agreeing a sale
When we receive an offer on your property we will check the buyer’s ability to proceed from checking the chain behind your buyer, if there is one. In the event they are a cash purchaser with no related sale we will obtain proof of their funds. Once we have all the information then we will write to all parties to confirm the sale and the legal process will commence.
Legal work before exchanging contracts
Once instructed the Solicitors will commence work on progressing the legal side of the sale. This will involve searches, raising and answering queries, checking through all documents and where applicable dealing with the relevant mortgage company for the finance. This process should take an average of 4-6 weeks however this does vary greatly from sale to sale depending on the complexity.
Exchanging contracts
A sale is not legally binding until such time that the contracts exchange. At the point of exchange a date will be agreed for completion once exchange of contracts has taken place and dates have been agreed you can book your removals and notify your contacts of your moving date and new address.
Completion / moving date
This is the final stage of the process and the day on which you must vacate your property as the purchasers are now the legal owners. Agents will not release keys to your new home until they have had confirmation from the solicitors that the funds have arrived, this usually happens in the middle of the working day often between the hours of 11am and 3pm.
