PROPERTY MANAGEMENT WITH OAKFIELD
Dedicated property managers
Located in our branches our dedicated Property Managers are on hand to assist you and your Tenants should any issues arise at the property. They will work with you and the Tenants to ensure that everything is dealt with in a timely and efficient manner whilst keeping you both updated on the progress.
Property Maintenance
With over 700 properties under our managed portfolio we have built up a valuable list of reputable and accredited contractors which are all vetted and referenced by us to ensure they offer the highest level of workmanship. This helps to get maintenance done efficiently and saves our Clients money.
Property Inspections
Regular and thorough property visits allow us to assess how your property is being treated by your Tenants, our Property Managers have an eye for detail to ensure any detail no matter how minor is picked up before it becomes an issue. Following a property inspection you will receive a detailed report from the Property Manager along with any recommendations for works.
Managing the check out process
We organise the check out, negotiate the deposit deductions where necessary, evaluate dilapidation claims and deal with any disputes.

IN CASE OF EMERGENCY
A quick word of caution
You are advised not to instruct a contractor directly except in the event of a genuine emergency, as the landlord may not agree with other reasons for a call out and therefore the liability to pay the contractor may remain with you. For the avoidance of doubt we would define an emergency as serious maintenance matters that endanger health and safety.
Helpful Information
If you smell gas – immediately call the National Grid on 0800 111 999 before instructing a gas contractor.
In the event of a power cut call UK Power Networks 0800 31 63 105.
For concerns over a water leak on the mains water please contact Southern Water initially on 0330 303 0368.
If your Landlord has a Home Care agreement, please contact the company providing this. The most common providers are: British Gas 0800 10 777 98 or Homeserve 0330 123 0179
For Managed Properties
The Property Managers are in the branches Monday to Friday 9am to 5:30pm, on Saturdays the branches are open between 9am and 5pm and they will deal with any emergencies that should arise. We ask that all Tenants report their maintenance issues using our online property and customer care portal. In the event an emergency arises outside of office hours call the office number and follow the instructions on the voicemail.
