A day in the life of a block management account administrator, its Rachel Evans – Senior Block Manager at Oakfield Property

Rachel Evans joined Oakfield in January 2013 as an accounts administrator for our Block Management portfolio. After excelling in this role and developing an outstanding knowledge of both Block Management in general and of the blocks Oakfield manages in October 2015, Rachel was promoted to Senior Block Manager.

In her role, Rachel is responsible for overseeing the day to day running of Oakfields ever-growing Block Management portfolio. As with many property-related roles there is no such thing as a typical day for Rachel. She must ensure that she is up to date on current legislation to ensure our portfolio is run to the best of our ability whilst working within the strict guidelines we are bound by as ARMA members.

Tasks for her include attending regular meetings with Freeholders/Directors to discuss the running of the building, cash flow and making plans for future works. Assisting Freeholders, Leaseholder and Surveyors when major works are needed ie, serving section 20 notices as well as liaising with the client and surveyor to prepare a schedule of works for the project. Furthermore, Rachel oversees the rest of the block management team. On the financial side, she must ensure that service charge budgets are being prepared ready for the new financial year, demands for service charges and ground rent are being sent out to Leaseholders and end of year accounts are prepared and sent to Leaseholders. As for the day to day running Rachel ensures that any maintenance issue whether it be a minor or major issue is dealt with promptly by the Property Manager as well as ensuring that the quarterly property visits take place at each property in the portfolio.

This role is a fast-paced and demanding one but that is one of the things Rachel loves most about her job!!
