Which Property Letting Service is for you?        

Oakfield offers three different levels of letting services; ‘Let only', ‘Managed' and ‘Absolute', yet we pride ourselves on being as accommodating and flexible as possible so that we may adapt our service to fully meet out clients specific needs.

 

Let only

 

This is a ground-level service that concentrates solely on preparing you to let your property, advertising the property and finding you the right tenant to take up residence.

  • Visit the property and establish the rental valuation.
  • Start our high profile marketing.
  • Send out via email and SMS to all registered applicants.
  • Organise and accompany all viewings
  • Provide regular feedback from all viewings
  • Pass on ALL offers that have been made on your property.
  • Once an applicant has been found, Oakfield will take up suitable references, and carry out a credit search on each applicant if necessary.
  • Prepare the initial tenancy agreement.
  • Produce an inventory listing the condition of the property*
  • Collect the first months rent and the deposit and forward to the landlord.
  • Provide keys to the tenant.

Managed

 

This is a more comprehensive service for those who are not able to, or haven't the time to manage the properties they choose to let. This service is aimed at making sure your property is not only let swiftly to the right tenant, but it will also oversee the full spectrum of tenant management and property upkeep, ensuring that you can rest easy and know that your interests are being consistently and reliably well looked after.

 

In addition to the Let only, this service also includes:

  • Use our best endeavours to collect current instalments, any arrears of rent and other payments due from tenants of the property.
  • Register the deposit with a regulated scheme
  • Keep files of the signed current tenancy agreement or lease and other documents relating to the property that have been supplied to Oakfield.
  • Visit the property to check its general condition as and when required.
  • Organise any maintenance that is required at the property on behalf of the landlord.
  • Provide 24hr emergency contact service for both landlords and tenants.
  • Carry out a check out report once the tenant has vacated and report back to the client.

Absolute

 

As any experienced landlord will tell you, even if a tenant has good references, things can occasionally go wrong. Should the worst happen, our guarantee provides peace of mind by covering your rent, legal expenses and regaining possession of the property*.  So in addition of our ‘Let only' and ‘Managed' service we can offer our Absolute service.

Why Absolute?

 

If your tenant suffers redundancy, divorce, separation or ill-health, it may no longer be possible to comply with the terms of the Tenancy Agreement:

 

The tenant may be unable or unwilling to pay the rent

The tenant may not move out at the end of the tenancy

There may be delays in regaining possession of your property.

 

Absolute will provide you with a Rental Guarantee and Legal Protection in addition to our Let only and Managed services:

  • We will pay the rental amount due where the tenant fails to pay and is in breach of the tenancy agreement.
  • Legal Expenses involved in pursuing the tenant for vacant possession as a result of non payment of rent.
  • 50% of the rental amount for up to 2 months once vacant possession is obtained.
