Landlords advised to reconsider their 'no pets' rule as increased tenant loyalty maximises the bottom line.

Most landlords forbid pets in their rental properties through fear of damage to their home or nuisance caused to neighbours.

 

But with three quarters of pet owners facing difficulties finding a home for themselves and their furry friends, more lenient rules could be a selling point to keep rentals occupied in a competitive market.

 

The Office of Fair Trading (OFT) considers a blanket ban on pets a breach of the Unfair Terms in Consumer Contracts Regulations 1999. But with the significant benefits, landlords should reconsider their policies for their own advantages.         Dogs_Trust_Lets_With_Pets_Campaign.jpg

 

Through the lack of pet-friendly housing, such tenants are found to be more likely to stay in their rented property for longer, as well as pay a greater rent for the privilege. Many pet owners are more consciously look after a property because they don't want their pet to cause issues. The fact that a tenant has a pet could be a good sign; pet owners and people with kind thoughtful dispositions tend to go hand in hand.

 

With opinions broadening on the subject, pet owning tenants have been encouraged to create a 'pet CV' for prospective landlords, stating any training, vaccinations, and references from previous landlords. Most responsible pet owners will have an insurance policy for their pet that not only covers veterinary bills but also public liability damages. However you need to check that the policy will cover the tenants rented accommodation. The Association of Residential Letting Agents is supporting a new initiative LetswithPets launched by the Dogs Trust.  According to the new website, 43% of the population own a pet. The website has lots of information and downloadable guides for pet owners and also landlords weighing up the pros and cons of accepting pets.
