Oakfield is proud to be fully accredited by the Association of Residential Letting Agents (ARLA). This is the governing regulatory body for letting agents in the UK and its policies develop and maintain the highest possible standards.
ARLA is seen as a benchmark for professionalism that both landlords and tenants can have full confidence in. We are also members of The Property Ombudsman and Safe Agent.

Examinations are held regularly and membership rules require that Oakfield has professionally qualified staff.

Oakfield offers four different levels of letting services; Let Only, Rent Collection, Fully Managed and Collect & Pay. However, we pride ourselves on being as accommodating and flexible as possible so we can adapt our service to fully meet our clients specific needs.

Once an applicant has been found Oakfield will take up suitable references, and carry out a credit search on each applicant
Prepare the initial tenancy agreement

Collect rents, process and make payments to the landlord
Keep files aof the signed current tenancy agreement or lease and other documents relating to the property that have been supplied to Oakfield
Periodic property inspections
Arrange any repairs/maintenance required
Arrange annual inspections to ensure the property complies with gas safety regulations
Provide 24hr emergency contact service for both landlords and tenants
Carry out a ‘check-out’ report once the tenant has vacated and report to the client
The Landlord will receive rent on the due date every month regardless of whether the tenant pays or not.We will pay the rent direct to the Landlord as agreed
Pays up to vacant possession, even if the tenancy agreement has ended, as long as the warranty remains in place.
Should the tenant default, Oakfield will manage the situation including evictions

Landlord Fees

LET ONLY: ONE OFF FEE 120% OF RENT (INC VAT)

Fee is a one off fee equivalent to 120% of a month’s rent (inc VAT) subject to a minimum fee of £480 (inc VAT)

INCLUDES:
Collect and remit initial months’ rent received.
Agree collection of any shortfall and payment method.
Provide tenant with method of payment.
Deduct any pre-tenancy invoices.
Make any HMRC deduction and provide tenant with the NRL8 (if relevant).

RENT COLLECTION: 9.6% OF RENT (INC VAT)

A one off fee equivalent to 60% of a month’s rent (inc VAT) subject to a minimum fee of £480 (inc VAT).

INCLUDES:
Collect and remit the monthly rent received.
Deduct commission and other works.
Arrangement payments from rental for statutory requirements.
Pursue non-payment of rent and provide advice on rent arrears actions.

FULLY MANAGED: 14.4% OF RENT (INC VAT)

A one off fee equivalent to 60% of a month’s rent (inc VAT) subject to a minimum fee of £480 (inc VAT).

INCLUDES:
Collect and remit the monthly rent received.
Pursue non-payment of rent and provide advice on rent arrears actions.
Deduct commission and other works.
Advise all relevant utility providers of changes.
Undertake two inspection visits per annum and notify landlord of the outcome.
Arrange routine repairs and instruct approved contractors (providing two quotes).
Hold keys throughout the tenancy term.

COLLECT & PAY: 18% OF RENT (INC VAT)

A one off fee equivalent to 60% of a month’s rent (inc VAT) subject to a minimum fee of £480 (inc VAT).

INCLUDES:
Collect and remit the monthly rent received.
Pursue non-payment of rent and provide advice on rent arrears actions.
Deduct commission and other works.
Advise all relevant utility providers of changes.
Undertake two inspection visits per annum and notify landlord of the outcome.
Arrange routine repairs and instruct approved contractors (providing two quotes).
Hold keys throughout the tenancy term

Inventory Fee (Unfurnished) – To carry out a record of the condition of the property prior to the Tenant moving into the property.
One bedroom £108 (inc VAT)
Two Bedroom House £120 (inc VAT)
Two Bedroom Flat £132 (inc VAT)
Three Bedroom £150 (inc VAT)
Four Bedroom £180 (inc VAT)
Inventory Fee (Furnished)
Please double the above prices.
Additional Bedrooms would be charged at £30 (inc VAT)

Deposit Registration Fee
: £36 (inc VAT)
Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Additional property visits
: £90 (inc VAT)
To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any
maintenance-linked visit

Tenancy Renewal (Landlords share): £120 (inc VAT)
At the end of the fixed term period a renewal of Tenancy would be required this would include, contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Arrangement Fee for works over £500:
12% of cost (inc VAT)
Arranging access and assessing costs with contractor;
Ensuring work has been carried out in accordance with the specification of works
Retaining any warranty or guarantee as a result of any works

Rent Review Fee: £60 (inc VAT)
Review rent in accordance with current prevailing market condition and advise the landlord
Negotiate with tenant
Direct tenant to make payment change as appropriate.
Update the tenancy agreement

Housing Act Notices: £90 (inc VAT) Each notice
Prepare and serve by hand, section 8, 13, 21.

Court Attendance: £600 (inc VAT)
Oakfield can prepare court papers on behalf of Landlords to gain possession of a property. In addition to this the Landlord will need to pay for the court fees which are £355 (inc VAT). In some circumstances a bailiff is required to attend for which the charge is £121 (inc VAT).
