Oakfield Career Progression Path – Block Management

Block Management Apprentice Administrator

Salary £7,699.00

An Apprentice Administrator will join the company with no experience either as an administrator or the block management industry. The role will include supporting the block management team dealing with incoming post, general administration for the department and assisting the Block Management Administrator in their role. In addition to your responsibilities within the branch you will also complete your Business Administration Level 3 qualification supported by the college with regular visits from your Tutor. 

 

Block Management Administrator

Salary £15,000 – £18,000

A Block Management Administrator will work closely with the Block Managers assisting them in their roles, organising the utilities for the blocks under our management, Leaseholder credit control as well as preparing canvassing letters for new business. We would expect a Block Management Administrator to have at least 12 months experience before looking to progress into an Assistant Block Manager role.

 

Senior Block Management Administrator

Salary £18,000 – £20,000

A Senior Block Management Administrator will work closely with any Apprentices and Administrators in the team as well as support the Block Managers. As a Senior Administrator you will have at least 12 months experience either as a Block Management Administrator or in a similar role. You will be responsible for all accounting tasks within the department and also handle all company administration for Clients.

 

Assistant Block Manager

Salary £18,000 – £20,000

An Assistant Block Manager will have a basic understanding of Block Management before stepping into this role. Your responsibilities would include sending out welcome packs to new Leaseholders, preparing block newsletters, ensuring contractor compliance, working through risk assessments ensuring recommended works are undertaken and managing credit control that has been passed to Solicitors. An Assistant Block Manager would also be expected to have commenced with the study for their qualification with The Institute of Residential Property Managers. 

 

Block Manager

Salary £20,000 – £23,000

This is a role for an employee with a minimum of 2 years in the industry, as a Block Manager you would be assigned blocks that you are responsible for the management of this would include ensuring the block is compliant with legislation, preparing annual service charge budgets and ensuring that costs are kept within that budget, carrying out periodic inspections of the blocks and organising any works identified as a result of this visit. Furthermore, you would be the main point of contact for the Leaseholders of that block and attend any quarterly meetings/AGM’s to represent Oakfield. A Block Manager would also be expected to have commenced with the study for their qualification with The Institute of Residential Property Managers achieving at least Associate Level before moving into the role Senior Block Manager.

 

Senior Block Manager

Salary £23,000 – £25,000

A Senior Block Manager would have an excellent understanding of the Block Management industry and be qualified with The Institute of Residential Property Managers to at least an Associate Level and be studying for or have passed the Members exam for full IRPM Membership. The role of a Senior Block Manager is very similar to that of a Block Manager additionally they would work closely with the Head of Block Management ensuring that the department is achieving their targets and identify opportunities for new business.

 

Head of Block Management

Salary £25,000 – £28,000

This is a role for an Employee with at least a 3 year track record with Oakfield as well as being a member of The Institute of Residential Property Managers, or be actively studying to achieve this. In this role you would oversee the day to day running of the department and the team within the department. In addition to this you would ensure that the targets set for the department are being met and be actively seeking new business opportunities.
