Block & Estate Management Team
We have a dedicated estate and block management team of experienced professionals, including our founding group CEO. All of our team members are very much hands-on, taking an active role in the day-to-day running of our block portfolio, as well as dealing with our large client base. We work closely as a team, sharing experience, expertise and insights to provide solutions to clients’ specific needs, all within the strict bounds of confidentiality.
Neil Newstead – Group Chief Executive Officer
As Oakfield’s group Chief Executive Officer, Neil is responsible for leading the company’s strategic development and managing its day-to-day operations. Neil founded Oakfield in 1996 after spotting an opportunity to bring a different approach to this industry. Neil has overseen Oakfield’s growth from a start-up to a successful company with over 50 employees, 3 branches and a head office covering Hastings, Bexhill and Eastbourne, serving over 3,000 customers.
Neil is especially passionate about delivering exceptional customer service, and ensuring our customers’ expectations are meet, with this attitude and determination it is no surprise that Neil continues to have an active role within our block management team.
Emma Hawkins – Executive Assistant to CEO
Emma has been an Oakfield employee since 2010. Up until becoming the Executive Assistant to CEO Neil Newstead, at the start of 2016, Emma was responsible for the overseeing of our Block Management portfolio and running our Head Office. In Emma’s role as Executive Assistant she is still very much involved in the day to day running of the block management portfolio assisting Neil with the projects and blocks he oversees.
Samantha Hensher – Financial Director
Samantha was appointed Financial Director of Oakfield in 2011. Samantha joined Oakfield in 2004 as an administrator in our block management team, in 2006 her role changed to working within the financial team controlling the service charges of the blocks we manage. Today Samantha still has a very active role within the block management team in addition to her role as the company’s Financial Director.
Stephen Ruxton-Cocker – Technical Director
Stephen, along with Neil was the co-founder of Oakfield, bringing his knowledge and experience from the construction industry has proven to be invaluable. Stephen works very closely with our Property Management and Block Management teams in respect of identifying building defects, preparing specification of works, managing major works refurbishments and liaising with any surveyors employed. Stephen has in the excess of 30 years’ experience in property and construction.
Rachel Evans – Senior Block Manager
Rachel is the Head of the Block Management department and oversees the day-to-day management and activities of the team. Rachel started with Oakfield in 2013 as an accounts assistant within Block Management and was prompted to our Head of Block Management in 2015. Her role is varied and includes a diversity of Block Management tasks. Along with managing the team, she deals with monitoring the management of the properties looked after by Oakfield. This includes ensuring credit control is carried out in a timely manner, all buildings are compliant and service charge budgets and demands are issued to leaseholders.
Rachel also deals with preparing management packs for property sales, dealing with solicitors, leaseholders and clients to ensure all issues are dealt with swiftly. She also deals with all new business for the Company.
Emily Gillam – Property Manager
Emily joined Oakfield in 2014, having already chalked up a few years working within a maintenance department of a security company, her knowledge of customer service and expectations is second to none. Emily works closely with Carol dealing with the day to day maintenance at the buildings managed by Oakfield and is responsible for her own portfolio of properties.
Emily has built up a great deal of knowledge whilst working with Oakfield and brings a huge amount of experience and value to the team at Oakfield. As part of her role, Emily is responsible for ensuring all of her properties comply with current Health and Safety and Fire regulations and have all of the relevant assessments and certifications. In addition to the health and safety and fire compliance, Emily deals with arranging minor and major maintenance works, consulting with leaseholders in accordance with Section 20 of the Landlord and Tenant Act 1985, obtaining suitable contractors tenders and overseeing projects in collaboration with Oakfield’s Technical Director and Building Surveyors, preparing annual budgets and sending service charge and ground rent demands.
Carol Sowter – Property Manager
Carol has recently joined Oakfield as a Property Manager and has brought with her over 9 years’ experience in the Property Management sector. Prior to Oakfield, she worked within the lettings side of Property Management so has a vast amount of experience dealing with Landlords and Tenants and all of the maintenance issues that come with owning a property. This is very valued experience which will be hugely beneficial when transferring her knowledge over to the Block Management sector.
She will be working alongside Emily Gilliam and between them they will be responsible for their own portfolio of properties. Carol will be responsible for the day to day running of the buildings within her portfolio to include Health and Safety and Fire compliance, arranging minor and major maintenance works at the property, consulting with leaseholders in accordance with Section 20 of the Landlord and Tenant Act 1985, preparing annual budgets and sending service charge and ground rent demands, arranging and attending Annual General Meetings and liaising closely with her clients.
Bethany Mallett – Administrator
Bethany has recently joined the Block Management team at Oakfield as an Administrator. She works closely with Emily dealing with the administration duties for her portfolio of properties. Bethany previously worked within a Lettings Negotiator role at an Estate Agent so brings with her excellent customer service.
Kimberley Coates – Administrator
Kimberley has recently joined Oakfield’s Block Management department as an Administrator. She will be working closely with Carol dealing with all administration tasks that come with the management of a building. She is very keen to learn the ropes at Oakfield and hopes to progress with the Company in the not too distant future.
