In recent years the demand for our Estate Management Service has increased dramatically and we now manage numerous blocks of flats in Sussex & the surrounding areas.
In many instances, we are appointed to act on behalf of a private Freeholder or Corporate Landlord. In this situation we collect the ground rent and ensure the Freeholder's  repairing, maintenance and insurance obligations are complied with under the terms of the lease agreement.

We also act on behalf of limited and right to manage companies formed by leaseholders.

We can arrange services such as gardening, cleaning, insurance and accounts as required. We also budget for and calculate the service charge to be collected from each leaseholder in order to meet the anticipated outgoings.

Estate management services include:

  • The preparation of annual accounts.
  • The preparation and distribution of budgets and demands.
  • Following up bad debts.
  • Collection of service charges and ground rents due.
  • Dealing with solicitors enquires for the sale of flats.
  • Dealing with registration documents on the sale of flats.
  • Attending by invitation residents' meetings, as required.
  • Ensuring the building is adequately insured.
  • Arranging all necessary insurance claims where possible (in accordance with FSA regulations).
  • 24hr emergency call out service.
  • Taking care of all maintenance issues and liaising with contractors accordingly.
  • Ensuring that the cleaning and garden maintenance is being carried out to a high standard.
  • Arranging the collection and payment of invoices.
  • Ensuring that leaseholders' covenants are adhered to, in accordance with the terms of the lease.
  • Implementing and co-ordinating the Section 20 Consultation process in respect of major works..
