The Service to be provided by Oakfield PM Ltd With reasonable skill, care and diligence to:
Advertise the property in local publications. The property will also be advertised in our window and on our website at www.oakfield-property.co.uk.
Interview all prospective tenants before accompanying them on a viewing. Full details are taken of the individual's circumstances to assess their suitability as tenants.
Once a suitable applicant has been found, Oakfield PM Ltd will take up one professional and one character reference and carry out a credit search on the applicant(s).
Prepare the initial Tenancy Agreements and arrange signature from both parties.
Collect a deposit and hold as Stakeholders.
Use their best endeavours to collect current instalments, any arrears of rent and any other payments due from tenants of the Property.
Provide a detailed account to the client.
Visit, without use of equipment, the Property at the frequency specified in the attached Agreement to ascertain, for the purpose of day-to-day management, its general condition, and forward an appropriate report to the Client for appropriate action by the Client.
Advise the Client when notices should be served.
Keep files of the signed current Tenancy Agreement / Lease and other documents relating to the Property that have been supplied to Oakfield PM Ltd.
Provide a 24hr emergency contact service for both Landlords and Tenants.
Produce for inspection (on written demand by the Client) receipts or other evidence of expenditure, and provide VAT invoices (if any) in the form prescribed.
