Oakfield and our Landlords need to be assured that tenants renting a property are both financially capable of meeting the monthly rent and have references attesting that they are honest and trustworthy.
Therefore all tenants moving into a property through Oakfield need to meet the following requirements:
- Must be over the age of 18 years old.
- Must earn a minimum of 2.5 times the yearly rent or show sufficient savings of equivalent to at least 2 years rent.
- Pay a deposit equal to the first months rent.
- Pay one months rent in advance.
- Complete a proceeding application form.
- Pay an administration fee of £50.00 each to Oakfield.
- Pass a credit search.
- Supply photo identification in the form of a current passport or driving licence.
- Supply a copy of current contents insurance agreed for the new property.
In addition to the above we will take up written references on each applicant, in the following order:
- Employers reference. (If self-employed, then a positive accounts reference).
- A reference from your current professional landlord or managing agent. If you have not rented previously, we will require a character reference from one of the following:
- Health professional, doctor, solicitor, accountant, bank manager, justice of the peace, minister of the church, rabbi, imam or other religious official, nurse, teacher/lecturer, lawyer, policeman, tax official, or civil servant.
- If you have worked for your current employer for less than 12 months, we will also require copies of the last six months bank or building society statements.
- These will need to show a positive balance capable of covering the rent required on a regular basis or alternatively a positive bank reference (your bank may charge a fee for this type of reference).
