Estate Management

In recent years the demand for our Estate Management Service has increased dramatically  and we now manage numerous blocks of flats in Sussex & the surrounding area.

In many instances, we are appointed to act on behalf of a private Freeholder or Corporate Landlord. In this situation we collect the ground rent and ensure the Freeholder's, repairing, maintenance and insurance obligations are complied with under the terms of the lease.
 
We also act on behalf of Limited and Right to Manage Companies formed by Leaseholders. We can arrange services such as gardening, cleaning, insurance and accounts as required. We also budget for and calculate the service charge to be collected from each leaseholder in order to meet the anticipated outgoings. [download PDF]

Tenant Requirements

Oakfield and our Landlords need to know that tenants who will be renting any properties are financially capable of meeting the monthly rent as well as being honest and trustworthy.

Therefore all tenants moving into a property through Oakfield need to meet the following requirements:
  1. Must be over the age of 18 years old.
  2. Must earn a minimum of 2.5 times the yearly rent or show sufficient savings of at least 2  years rent.
  3. Pay a deposit equal to the first months rent.
  4. Pay one months rent in advance.
  5. Complete a proceeding application form.
  6. Pay an administration fee of £50.00 each to Oakfield.
  7. Pass a credit search.
  8. Supply photo identification in the form of a current passport or driving licence.
  9. Supply a copy of current contents insurance agreed for the new property.

Landlords

At Oakfield we aim to be as flexible as you need us to be. In order to provide you with the service that best suits your requirements we offer two methods by which we can assist you to rent your property:  our One Star - Letting only and our Two Star - Letting and Management.

One Star Letting only service:
  • Your property will be inspected by one of our experienced negotiators and its rental value assessed.
  • Oakfield advertise in local publications at no cost to you. Your property will also be advertised in our windows. A 'To Let' board will be erected at the property.
  • We interview all prospective tenants before accompanying them on a viewing. Full details are taken of the individual circumstances to assess their suitability as tenants.
  • Upon finding a suitable tenant, we will collect a holding fee.
